Julie is a magician! We have bought and sold with her and she has never failed to do anything but go above and beyond! She epitomizes turnkey solution builder and ensured that both my wife and I maintained a peace of mind throughout the buying and selling process. My only regret is not being able to take her with us in our home buying adventures abroad.

I'll try to be as brief and concise as possible, which is hard when there are so many things I want to say about Julie. When my wife and I first met with her to discuss selling our house in Highland Park and looking for one that better suited our needs, she immediately helped us feel at ease and understand how she works. Though we did not need to move urgently, we knew that we wanted to start looking, and were ready to jump if the right house came along. Once Julie knew what our specifications were (neighborhood, layout, yard, etc.), she began to send us listings, and I knew from what she was showing us that she knew what we were looking for. While we may not have ended up making offers on the first several houses we saw, Julie was right there with us every step of the way, asking us the questions we needed to be asked without necessarily showing bias or trying to sway us in one direction or the other. It didn't take long, however, and on the day before we were set to go on vacation for a week, Julie led us to the house we had been looking for. Location, size, cost, layout, everything. We were about to get on a plane, and ready to make an offer on this house. What might have been a stressful situation otherwise was relatively anxiety-free, as Julie kept in contact with us and coached us through decisions we were making remotely. As the bidding process continued and we entered negotiations with our sellers, she was truly our advocate in the process, working to not only ensure that things were handled properly but also that our needs and wishes were respected.One risky move we made was making a contingency offer on the house we wanted to purchase. After we decided we were going to get our old house cleaned, staged, and ready for open houses within four days (just in time for a weekend of lovely weather, perfect for showing off the ample sunlight and mountain views), the task seemed nearly impossible. Julie (and the awesome handyman she recommended) were back and forth from the house, helping us get our place to where she knew people would want to buy it. Sure enough, we received several offers from that weekend of open houses, and while it took a few sleepless nights, Julie's advice to get the house listed in time for the weekend was spot-on, and we certainly would've regretted had we not followed it.So much for brief and concise. If you've read this far then you know Julie Beall is no joke when it comes to real estate, especially in West Seattle. She knows the neighborhoods, she knows the houses, she knows the tricks, and she knows the trade. If you work with her and don't have the same five-star experience, I'd be happy to buy you a coffee/tea/beer and hear why.

Our experience working with Julie was easy and seamless. We have been thru the buying process a number of times. We were looking to purchase an additional rental property to add to our portfolio. We met with Julie and discussed our objective and timing. About two weeks from the meeting we had identified a property, prepared an offer and had the offer accepted. We were happy with the value of the property and recognized the work Julie did behind the scenes to ensure that we aligned with the seller on a mutually beneficial agreement. Julie's communication style was a great fit. We knew what to expect thru the transaction and always felt confident that we were progressing against our end goal. We never had to reach out to ask for status. Julie was great at anticipating our communication needs.Julie is a full service resource. She knows Seattle and the surrounding areas. Her market knowledge is unprecedented. She provided solid financing recommendations, helped to resolving existing condition with licensed contractors and resolved some last minute changes in the closing timing. We would highly recommend her.
